I recently asked the board some questions into the financial decisions that are being made relating to the repair of the community wall on Town Square. The board has advised the community that they will only address questions from homeowners through this communication tool.
Unfortunately, posts being made by the board as an announcement are not able to be responded to, so I am posting here. Attached is a copy of the announcement.
I appreciate the board moving forward on a number of items, but there does seem to be a lot happening, without any pertinent information being shared with those in the community who have an interest.
First, at the last board meeting, Reddy stated that the contracts and the information related to fixing the wall would be made available on Town Square, as he felt that this board needed to be more transparent that the previous board. I can’t find the details on Town Square anywhere which shows us the details of the estimate. Is this somewhere that I can’t see or have access to?
Second, Bhavani posted that the cost of the wall will be done through a special assessment notice that will be sent to neighbors soon. I’m confused, as the only group of people that can approve a special assessment are the members of the Association, or the homeowners. After the board announced that they had cancelled the last special assessment, where is the special assessment approval coming from? A special meeting needs to be held outlining the amount of funds being asked from the homeowners and voted on by a majority of the homeowners to approve the vote. This is not new, as we recently did this, and all the board members (with the exception of Mujeeb) were present for that meeting, so they know what is needed to legally proceed with a special assessment.
This of course raises a further question: did the board approve work to be conducted on behalf of the Association without having the funds available, and if so, what liability do we as homeowners now have as a result of not being able to fund the work that is being done? What happens if the special assessment is not approved (especially given the board has said that one would not be necessary)?
