Dear Sorano Homeowner:

2021 ANNUAL MEETING

In accordance with the Declaration of Covenants, Conditions and Restrictions [CC&Rs] and Sorano (Frisco) HOA Bylaws, and as resolved by the Board of Directors at its meeting on November 16, 2021, notice and required information to be provided to all homeowners of Sorano (Frisco) Homeowners’ Association, Inc. will be sent through a postal mail.

Board Elections: The HOA called for nominations to the board on two occasions, and following the closing of the second period, the number of nominations received did not exceed the number of vacancies to be filled. As a result of this, Mr. Dan Peril will continue to serve on the HOA Board for the next two years. The board will explore filling the remaining vacancy in the coming weeks.

HOA Budget 2022: Enclosed with this letter is a copy of the approved HOA budget for 2022 for your information. Please note that while there has been an 5% increase in our expected expenses within this budget, the Board has decided to not increase our Association Dues for 2022.

New & Updated Board Policies: Following this year’s Texas Legislative session, several changes were made to the Texas Property Code which required the Board to update or implement new policies for the Association. These policies can be found on our Sorano HOA website at http://soranofrisco.com/hoa-documents.

HOA Website: As HOA communication continues to be a priority with the Board, the board has agreed to adopt http://soranofrisco.com as the official website for the Association. All notices of board meetings, updates on community events, etc. will be published on this site. Please note, that we will continue to use Town Square, Facebook Groups and Twitter to communicate with our neighbors.

HOA Special Assessment: The HOA Board will be presenting information to homeowners early in 2022 outlining a special assessment to cover the expense of repairing and/or replacing the perimeter wall at the front of our community. The brick fencing is failing and has become a hazard to our community, and as the HOA is responsible for these brick/mortar perimeter walls, our homeowners will be asked to fund a special assessment to resolve this issue during 2022. More information will be available in early 2022.

Architectural Review Authority: A new requirement by the Texas Property Code is to establish an Architectural Review Authority, which the board did in November. We are looking for three (3) homeowners to appoint to this committee. Please visit http://soranofrisco.com/about/ara/.
